FREQUENTLY ASKED QUESTIONS
ALL ABOUT OUR RENTAL PROCESS
1. Application form:
Complete the application form on our website. It helps us get to know you and assess whether the community profile matches what you are looking for.
2. Getting to know you:
We take community fit seriously. Before confirming any room, we connect with prospective residents to make sure it's the right match — for you and for the house.
3. Room confirmation:
Once compatibility is confirmed, we present the available rooms and agree on the details of your stay.
4. Contract signing:
The contract is signed electronically. You will receive all documentation in advance so you can review it at your own pace.
5. Deposit and guarantee payment:
When formalising the contract, two amounts are paid: the legal security deposit equivalent to 1 month's rent, which is lodged with INCASOL in accordance with Catalan regulations; and an additional guarantee of €500. Both amounts are returned at the end of the contract provided all contractual obligations have been met.
6. Welcome and check-in:
Once the process is complete, we confirm your move-in date and provide all the information you need to ensure your arrival is smooth and straightforward.
The monthly price shown for each room is made up of several separate components: Monthly rent: the base rent for the room, excluding utilities and taxes. Utility provision: a monthly estimated amount per occupant for shared utility costs, calculated based on actual consumption from the previous period. This provision is €55/month at Coliving Vibes Badal (electricity, water, gas and internet, 1 Gbps Wi-Fi) ; at Coliving Vibes Collblanc (electricity, water and internet, 1 Gbps fibre) the amount is shown in each room's breakdown, as agreed in its contract. Repercussed taxes: these apply only where the room's contract expressly provides for them; in that case, the amount is itemised in the room listing. The total advertised price is the sum of all applicable components. All amounts are detailed separately in the rental contract. As a Coliving Vibes resident you will have access to fully equipped common areas — kitchen, living room, laundry — and the property maintenance and upkeep service.
When signing the contract, two amounts are required: Security deposit: equivalent to 1 month's rent (excluding utility provision). This is a legal requirement under Catalan tenancy law and is lodged with INCASOL (Institut Català del Sòl). Additional guarantee: €500. This is a contractual guarantee complementary to the legal security deposit. Both amounts are returned in full at the end of the contract, provided all contractual obligations have been met and there is no damage beyond normal wear and tear.
Yes, it is possible to request a room change within the same coliving or to move to another coliving in our network, subject to availability. The monthly price may vary depending on the destination room. There is a one-off fee of €60 for room changes, which corresponds entirely to the professional cleaning costs involved. This amount covers the cleaning company's service and does not include any additional margin. To request a change, contact us and we will let you know the available options.
32 days. This helps us foster a stronger community, provide residents with more opportunities to connect and deliver a more enriching and satisfying experience.
Cancellation before the contract start date:
If you cancel a confirmed booking before the start date, the deposit paid will be retained to cover losses resulting from the reservation of the room during the committed period.
Withdrawal from a long-term contract:
The tenant may withdraw from the contract at any time by giving written notice at least 30 days before the effective departure date. Failure to give the required notice entitles the landlord to claim the rent for the unnoticed period. If the contract expressly includes a compensation clause, the landlord may claim an amount equivalent to one month's rent for each remaining year of the contract, prorated for periods of less than one year, in accordance with Article 11 of the Urban Tenancies Act.
Withdrawal from a fixed-term contract:
A fixed-term contract is agreed for a specific period linked to a justified cause (studies, work, etc.). In the event of early departure, the landlord may claim the proven losses resulting from the early termination, which will include at minimum the rent for the period during which the room remains vacant until re-occupation or the original contract end date, whichever comes first.
Long-term contracts:
Yes. Long-term contracts renew automatically each year up to a maximum of 5 years (where the landlord is a natural person), unless the tenant gives notice of non-renewal at least 30 days before the end of each annual period. During this period, the landlord cannot refuse renewal except on legally justified grounds.
Fixed-term contracts:
Fixed-term contracts are linked to a justified cause (studies, work, etc.) and have a fixed duration. Extension is only possible if the original cause continues and is documented accordingly. If the cause no longer applies or cannot be justified, the contract cannot be extended as a fixed-term contract and would instead be governed by the long-term tenancy regime.
In either case, we recommend contacting us at least 30 days in advance to manage the renewal or extension with sufficient time.
Preventive maintenance:
We carry out regular inspections of the facilities, electrical systems, plumbing and common area equipment to detect and resolve issues before they affect residents.
Repairs:
Any fault or incident in the room or common areas is addressed as quickly as possible. To report an issue, contact us through the usual channels.
Upkeep of common areas:
Common areas benefit from a regular maintenance and upkeep service to ensure that shared spaces are kept in good condition for all residents.
If you notice any problem, please let us know as soon as possible — an issue reported early is always quicker and easier to resolve.
CONTRACT & LEGAL FRAMEWORK
At Coliving Vibes you sign a fixed-term tenancy contract with a documented and justified cause, in accordance with Law 11/2025 and Decree-Law 3/2026. This type of contract is designed for people who have a temporary housing need different from their usual place of residence: postgraduate or doctoral studies, temporary relocation for work, professional internships or fixed-term employment contracts. As our properties are located in a Stressed Residential Market Zone (ZMRT), rent is legally capped and cannot exceed the last rent under the previous contract for the same room. In each room listing we clearly state the monthly rent, the monthly utility provision, the total monthly price and the last rent under the previous contract — no small print.
To sign a fixed-term tenancy contract, you will need to provide documentary proof of two things:
1. The justified cause for your temporary stay, as applicable:
— Letter of admission, enrolment certificate or registration certificate for a postgraduate or doctoral programme.
— Work relocation letter issued by the company.
— Fixed-term employment contract.
— Acceptance letter or internship agreement.
2. Your usual place of residence in another municipality, via an up-to-date certificate of registration (padrón) — not in Barcelona or L'Hospitalet de Llobregat.
Both documents are mandatory and must be provided before the contract is signed. If you're unsure which document applies to your situation, contact us and we'll guide you.
The ZMRT (Stressed Residential Market Zone) is an administrative designation that applies to areas where access to housing is particularly difficult. Both the Sants-Badal neighbourhood and the Collblanc neighbourhood are declared stressed zones.
In practice, this means that the rent on new rental contracts cannot exceed the last rent under the previous contract for the same room.
At Coliving Vibes we comply with this regulation transparently. In each room listing you will clearly see:
— The rental price (monthly rent excluding utilities).
— The monthly utility provision.
— The total monthly price.
— The last rent under the previous contract.
This information is also detailed in the contract itself, in the legal section required by ZMRT regulations.
COLIVING VIBES HOUSE RULES
Yes. Coliving Vibes has a set of house rules that form part of the tenancy contract and which all residents agree to upon signing.
The rules cover aspects such as respect for the privacy and personal space of other residents, proper use and care of common areas, respect for rest and quiet hours, and compliance with the building's safety regulations.
The aim is not to restrict, but to protect the quality of life for everyone — a well-functioning community is the greatest value of a coliving.
Common areas are available to all residents. To ensure good coexistence, the following basic rules apply:
Hours of use: kitchen, laundry and delivery reception from 9:00 to 22:00.
Noise: outside usage hours, and especially during rest hours, residents are asked to keep noise to a minimum and be considerate of others.
Condition of spaces: each resident is responsible for leaving common areas in the same condition as they found them after use.
These rules form part of the house rules accepted upon signing the contract.
The laundry is available to all residents between 9:00 and 22:00.
Rules of use:
Please remove your laundry from the washing machine as soon as the cycle ends so other residents can use it. Use the shared drying racks for air drying.
Quiet hours:
Please avoid using the laundry outside the indicated hours (22:00 to 9:00) so as not to disturb other residents.
Yes, under the following conditions:
Visits without overnight stay:
Welcome between 9:00 and 22:00. Outside these hours, guests are asked not to be in common areas in order to respect other residents' rest. The resident is responsible for their guests' behaviour during the visit.
Overnight stays:
Permitted on an occasional basis, with a maximum of 1 consecutive night and 2 nights per month. Prior authorisation from the property owner and the other occupants of the flat is required. The maximum authorised occupancy of the room as stated in the contract must be respected at all times.
Please note that the presence of guests has an impact on the utility costs shared by all residents, so overnight stays should be kept reasonable and exceptional.
As a general rule, pets are not permitted in Coliving Vibes properties. This policy aims to ensure the comfort, hygiene and coexistence of all residents, particularly in a shared environment where allergies or other sensitivities may exist.
Assistance animals:
The admission of legally recognised guide dogs and assistance animals is guaranteed at all times, in accordance with current accessibility and non-discrimination regulations. If this applies to you, please contact us before signing the contract to arrange the relevant details.
Smoking is strictly prohibited inside all Coliving Vibes properties, including rooms and common areas.
Coliving Vibes Badal:
Smoking is not permitted anywhere in the property. The building has no outdoor areas available for smoking.
Coliving Vibes Collblanc:
Smoking is only permitted on the second-floor outdoor terrace. The patio is a shared communal space and is smoke-free.
Failure to comply with this rule is considered a serious breach. Smoking indoors causes damage that is frequently irreversible — odour impregnation in walls, fabrics and mattresses, need for repainting and replacement of elements — and directly affects the quality of life of other residents. All repair, replacement and restoration costs will be charged entirely to the responsible resident.
DISCOVER THE COLIVING VIBES COMMUNITY
Coliving Vibes residents are mostly young professionals, master's students and digital nomads between 23 and 37 years old, with an international profile. Most arrive in Barcelona for work, study or personal projects, and value a well-equipped, flexible environment with good connectivity.
Community is one of the strongest points of our properties. The mix of nationalities and backgrounds creates an environment where it is easy to make connections, share experiences and feel at home from day one.
If you are looking for a calm, well-kept space with good energy, you will probably fit right in.
At Coliving Vibes we pay particular attention to resident selection to ensure a balanced and respectful living environment. The result is a calm and functional atmosphere where each person can live comfortably without giving up human connection.
Diversity of backgrounds and life paths is a natural part of the community — most residents are international, which makes everyday life an open and enriching experience without feeling forced.
We do not organise a fixed activity programme, but we do make it easy for residents to meet and connect organically. Some of the best experiences at Coliving Vibes have come about spontaneously between people sharing a kitchen.
